In a effort to stem the inflation signs that have shown up largely as a result of increasing fuel prices, outgoing Fed Chairman Alan Greenspan and his crew have increased the prime rate yet again. Previous rate increases had little to no effect in the mortgage market, but this time we have noticed increased rates that will no doubt affect the adjustable rate mortgages.

The question remains, for how long ? And how will this affect the current real estate market ?
In Doral we have noticed minor changes, albeit significant. We now see that there is some inventory and that listings are being sold at a very healthy pace but not the insane 2 or 3 day sale times we saw over the summer.

The current situation highlights the fact that using a Professional Realtor when listing and selling a home is not only good practice but it is also a must. Virtually everyday we come across horror stories from Buyers and Sellers that went at it alone.

Most of the time it boils down to Sellers who leave literally tens of thousands of dollars on the table by wasting too much time trying to sell their homes and selling it for less money while encountering many problems in the transaction, often resulting in a bad relationship with the buyers and other parties involved in the deal. While in other cases, buyers end up paying too much money for properties and often overlooking long term problems such as structural damages, and other issues that a professional Realtor is trained to detect and advise the client accordingly.

I have many satisfied clients that started out as For Sale By Owner , and when queried as to why they decided to go at it alone, it usually boils down to the erroneous notion that selling the property on their own will save them money. NOT SO.... most of the time they spend on average longer trying to sell their homes, while spending money trying to promote their homes through, expensive less than effective channels.

The bottom line is that with interest rates going up, property values will continue to appreciate in a desireable areas like DORAL, selling a house will however, require the tools and network that only Realtors have access to. Plus the knowledge and strict adherence to a stringent Code of Ethics that will ensure that the clients' best interest is always protected.
